One of my favorite topics! A floorplan!
First up, let’s talk about the first floor changes that Denis and I talked about. Here is the current layout:
As you can see we’d make the entire back wall flush with the great room to enlarge the kitchen and breakfast area. It would also increase the old study (now a game room with a pool table, air hockey, and dart board area). This game room would also have a sleeper sofa in there for the rare times we need that extra bed space. The other change to the old study is to bump it out to the LEFT along with that bath (which would go from a half bath to a full bath with shower). By bumping it to the left we get to change that first floor porch from just the front to a wraparound porch. By doing this it also saves on construction costs because it keeps down the number of corners on the house (the more corners the more expensive the house).
Tomorrow: the second floor changes as a result of this change on the first floor.
We should probably have a pair of pocket doors to the game room to the great room, so we can open both rooms up when we do throw parties.
That’s a FABULOUS idea! I’ll add that in there tonight.
I can’t wait to see what you change on the top floor, because I see a lot of wasted space up there.
In the game room I also think it would be a good idea to put a bar area on the wall against hte bathroom to take advantage of the plumbing there. We could have a wall of cabinets with a mini dishwasher and mini fridge and sink. I just didn’t have time to put that on there this morning.
You think you really need the wet bar when the kitchen is right there? I could see it if it was in a basement or something, but it’s right there.
