Modified Plans

Denis and I conferred a bit more today, and I think we’re pretty much done with our floorplans. This Punch software has been AWESOME and really helped us nail down the stuff we wanted and how we wanted it laid out.

So what we have is 3718 sq ft, three bedrooms with guest room, library, office, home theater, dining room, family room and oversized kitchen. We will be doing a grain stove in the great room and zone heating/cooling in two zones (upstairs, downstairs). Southern exposure, north side front porch, passive solar design, well-placed deciduous trees on east/west/north of house and clerestory windows will help aid with natural cooling and heating throughout the year. We hope to have an in-ground pool and also plan on a porte-cochere in the front for front door entry in inclement weather.

Here is the floorplan:

Just hope we’re not shocked at home much it’s going to cost to build this. Can you have five-zone heating with a grain stove? How is that accomplished? I’ll google grain stoves and read more. Otherwise, I like it.

The grain stove would technically be available as “backup” heat but in winter would be the primary source on the main floor. We’d have a regular heating system in place but hopefully would only use it on the 2nd floor in winter. And maybe not even that – you recall that I mentioned that my parents’ old house had a woodstove that pretty much heated the whole place when it really got going.
