So we’ve been putting off the purchase of the land for various reasons – the main one being the offer form that the realtor sent us. Today we had a conference call with her to go over the form and have her answer all our questions. Lots of interesting info there.
First – the measurements of the land are impressive. All along I thought we currently had .18 acres, but looking at our appraisal yesterday I saw we’re actually on .16 acres. The new lot is basically 3x the size of what we have now. That’s AMAZING.
Secondly, the realtor told us that the seller already has footings poured on the lot we’re buying – he had already begun to build the house on the lot we want when he changed his mind and decided to build in the next town over. So we have written on the contract that the seller must remove the footings at his expense. If she hadn’t told us this we’d move down there to find footings that we’d have to pay to have removed!!!
The perc test which approves a 3-bed house will never expire, and the realtor confirmed what the county assessor said about “be nice to the perc man, and he’ll be nice to you.” The realtor said, “It’s all about who you know and how you treat them down here.” Nothing like greasing those wheels to get what you want. *lol* She said, “Don’t worry about the perc though – I expect more than half the houses in York County have more bedrooms than they are approved for – it’s what we do because the regulation is so antiquated.”
So tonight we’ll sign the updated contract and tomorrow I’ll overnight it to the realtor. She’ll receive it on Thursday morning and said she’d get a response back to us by Thursday at 6 p.m. Estimated closing date? January 30, 2006.
I got a pre-approval letter for $34k from Freddy that we can include in the package.
And Denis, I’m thinking we should go ahead and offer the asking price since he’s gonna have to pay to remove those footings…
