The Floor Plan – Second Floor

Okay, here is the second floor in the current plan:

And here is what I’ve done to it:

As you can see, to match the new outside walls on the first floor, we’ve blown up that whole back section – we now have a HUGE guest bedroom for company. Whether it’s my sister and her husband/kid, or my parents, or Denis’ sister and her husband – that room is sure to delight ANY visitors. The space over the great room is filled in – I don’t like two-story great rooms. This room will be a playroom for the kids while they are still young, and it’s possible that we’ll turn it into a home theater type space once they are older. I want the shelves on both sides for soundproofing as well as a place to put my books if I run out of room in the first floor office space (which I’m sure I will).

We’ve also reconfigured the master closet and bath. We have a bigger closet now, and have completely moved the bath around. I didn’t like how the toilet was right up against the bedroom wall and moved it to the far corner and put in a linen closet on the bedroom wall side of the bath. And yes, those are TWO showers in there. That’s a “must have” that Denis and I have decided on. We don’t need some big garden tub that will never get used. We’re shower people. We want two showers so we can get ready for work at the same time without having one of us go to the bathroom down the hall. Speaking of the bathroom down the hall, we’ve moved that around a bit as well so that it has double sinks AND the toilet is a bit more private with a half wall next to it.

I don’t know what the square footage of the house ends up being with these changes. The original floorplan was 2,909 square feet which is about what we have now (we have just under 2,800 now), so I presume this blows it up to about 3,300 sq ft or so. Maybe 3,500 since it has been expanded on both floors.

    Looks good. The only thing I would change is to move the walk-in closet door from the master bath to the bedroom. I don’t see why that access can’t be from the bedroom instead of the bath. That also frees up that whole side wall inside the closet for built in shelves or cubbies.

    I’m actually redoing this entire floor. Denis said the whole appeal of that upper balcony was having access to it from the MASTER, not for the kids. So we’re going with the option available at the builder’s site to turn that right bedroom into a sitting room for the master. As a result I’m reconfiguring some things (working on it right now, actually). So tomorrow morning I should have a whole new layout.
