Over the past week we’ve been dealing with our land in Fort Mill. Turns out that the deed was never recorded with the county because our lawyer put down the wrong book/plat number on the deed. It was stamped as being recorded, but then the tax assessor refused it because of the incorrect information. They sent a letter to our lawyer, asking for the corrected deed, and our lawyer never responded.
Cut to one year later, I’m curious as to why we haven’t received a tax notice on the land and see on the York County website that the original owner of the land is still listed as the owner! And yet, surprisingly, the original owner paid the taxes that were due. We think that because the tax notice includes ALL taxes due (property AND cars) that he didn’t notice that our lot was included in his statement.
Denis is getting it all worked out now, and when he’s done with the deed we plan on sending a check to the man from whom we bought the land in the amount of the taxes owed on our lot. I’ll also forward a receipt for him to sign and return to us saying that we reimbursed that amount to him relating to the land, in case York County comes back in a few years to bite us in the butt on the mistake our lawyer made.
In the meantime, he took a drive through York, SC and said it’s a nice area and is probably what Fort Mill was like 5-6 years ago when the boom was just beginning. Time to buy cheap land is now! is basically what he’s saying.
