Well, we’ve officially scrapped the other floorplan – it was just too big and couldn’t be made much smaller than 4800 sq ft without compromising all the great things about the house.
So I found a new plan and worked with it last night. It comes in at 4200 sq ft, which is still bigger than we originally planned on, but we’re confident we can build it on budget for several reasons, the main being that it is a simple rectangular box – a four corner house, which is the cheapest kind to build. It also has a dead-simple roofline, adding more savings.

And yes, I know I forgot to put a door to the pantry area from the kitchen AND I forgot to put a door to the master suite from the alcove! It was late and I was tired when I was finishing this thing!
Nice Pool!
:up::up:
How about wrapping my porch around to at least the library since we are going to be using that space to the left of the house for driveway anyway? Maybe we can wrap it around to the fence on the right as well. Just thinking aloud. I don’t expect a response from you.
Things to do tonight to the floorplan:
– Remove the excess windows. There are 30 windows in that plan – that’s a LOT of windows.
– Wrap around porch on the right side of the house to the fence.
– Put in missing doors
Windows are good…more windows; bigger windows!:grin: And a wrap around porch will make a big difference in the feel of the house…more homey. I like the new version…it’s much simpler and accomplishes a lot. Good work!
hey, how about a snack bar or little kitchen in the home theatre room? would it be hard to go up and down when you wanted to watch movies? can you tell me what software you used for this? loooks so fun!
BeckiK – I used Punch Pro Home Design v8. It’s basically a CAD program but not nearly as intensive as the ones real architects use.
And yes, we plan on having a bar area in the home theater. that’s what the stuff on the left wall is – cabinets and sink. We’ll also have a mini-fridge and microwave.
Looks like fun planning!
I totally hate carrying laundry up and downstairs…maybe consider some laundry nook on the 1st AND second floor!
